1.2. By accessing, browsing, or using this Website, you (“User”, “You”) agree to be bound by these Terms, our Privacy Policy, Disclaimer, and any additional guidelines or terms issued from time to time.

1.3. If you do not agree with any part of these Terms, you must immediately discontinue using the Website.

1.4. These Terms apply to all categories of users, including property owners, agents/brokers, builders/developers, tenants/buyers, and general visitors.

2. DEFINITIONS
  • 2.1. Listing means any advertisement, post, or property information uploaded on the Website.
  • 2.2. User Content includes photographs, descriptions, documents, videos, reviews, comments, and any other information submitted by a User.
  • 2.3. Service Provider, “Company”, “We”, “Us” refers to the owner/operator of the Website.
  • 2.4. Broker/Agent includes persons acting as property intermediaries.
  • 2.5. RERA refers to the Real Estate (Regulation and Development) Act, 2016.
3. ELIGIBILITY
  • 3.1. The Website may be used only by persons capable of entering into a legally binding contract as per the Indian Contract Act, 1872.
  • 3.2. Users below 18 years of age are not permitted to create accounts or list properties.
4. USER ACCOUNT & REGISTRATION
  • 4.1. Users may be required to create an account by providing accurate and complete information.
  • 4.2. You are responsible for maintaining the confidentiality of your login credentials.
  • 4.3. The Company may suspend or terminate accounts for incorrect information, non-compliance, misuse, or fraudulent activities.
5. PROPERTY LISTINGS
  • 5.1. The User uploading a Listing warrants that:
    • (a) They are the lawful owner, authorised representative, or licensed broker;
    • (b) The information provided is true, accurate, updated, and not misleading;
    • (c) Photographs or documents uploaded are genuine and free from copyright violations.
  • 5.2. Misrepresentation, concealment, fake listings, or unverifiable details will lead to removal of the Listing and/or account suspension.
  • 5.3. The Company does not guarantee the accuracy, completeness, or legality of Listings uploaded by Users.
6. USER OBLIGATIONS
  • 6.1. Users agree NOT to:
    • (a) Upload false, misleading, defamatory, obscene, or illegal content.
    • (b) Impersonate any person or entity.
    • (c) Violate applicable laws, including RERA, Income Tax, Stamp Act, Registration Act, State property laws, or local municipal rules.
    • (d) Post duplicate, spam, fraudulent, or irrelevant listings.
    • (e) Engage in data scraping, deep-linking, or unauthorised access.
  • 6.2. Users agree to verify independently the title, documents, approvals, RERA registration, physical condition, and authenticity of any property.
7. BROKERS / AGENTS / DEVELOPERS
  • 7.1. All brokers and agents must disclose their identity, licence (if applicable), and RERA registration where required under law.
  • 7.2. Developers/builders shall upload only RERA-compliant projects and mention RERA Registration Numbers.
  • 7.3. The Company does not validate commissions, brokerage negotiations, or contractual terms between Users.
8. NO BROKERAGE OR GUARANTEE
  • 8.1. The Website is a neutral platform for listing and searching properties.
  • 8.2. The Company does not act as a broker, mediator, property dealer, or financial advisor, unless explicitly declared under separate service agreements.
  • 8.3. No guarantee is provided regarding the sale, purchase, rental, success of transaction, or quality of property.
9. COMMUNICATION & MESSAGING
  • 9.1. The Website may provide communication tools for Users to interact. Communications made through the Website may be recorded for quality and safety purposes.
  • 9.2. The Company is not responsible for any commitments, disputes, promises, financial transactions, or agreements made between Users.
10. PAYMENT TERMS (IF APPLICABLE)
  • 10.1. Any fees charged for premium listings, advertising, lead generation, or subscription services are non-refundable unless expressly stated.
  • 10.2. Payments shall be made through authorised payment gateways.
  • The Company shall not be responsible for payment failures, chargebacks, or fraudulent transactions.
11. INTELLECTUAL PROPERTY RIGHTS
  • 11.1. All Website content including logos, graphics, UI, software, design, compilation, databases, and other proprietary materials are the exclusive property of the Company.
  • 11.2. Users may not copy, reproduce, scrape, mirror, sell, modify, distribute, or commercially exploit any portion of the Website without prior written consent.

  • 13.3. All real estate transactions are to be conducted independently between Users.
14. LIMITATION OF LIABILITY
  • 14.1. The Company shall not be liable for any direct, indirect, incidental, consequential, punitive, or special damages arising out of or related to the use of the Website.
  • 14.2. The Company shall not be responsible for:
    • (a) Loss of money, fraud, misrepresentation, damages, or disputes arising from property transactions;
    • (b) Any errors or omissions in Listings;
    • (c) User negligence or violation of law;
    • (d) Any unauthorised access to User data.
15. INDEMNITY
  • 15.1. Users agree to indemnify, defend, and hold harmless the Company, its directors, employees, and partners from any claims, losses, liabilities, penalties, legal expenses, or damages arising from:
    • (a) Breach of these Terms;
    • (b) Violation of law;
    • (c) Misuse of the Website;
    • (d) Uploading misleading or unlawful content;
    • (e) Property-related disputes.
16. DATA PROTECTION & PRIVACY

17. TERMINATION
